Rochester is loaded with fun things to do and see
including many festivals, shopping, entertainment, art and culture. Our city is consistently ranked highly
on national "quality of life" lists. We've got exciting neighborhoods. Great people. And great old homes - at crazy affordable prices.
Here comes another great home buying opportunity for anyone looking to move into the area, or anyone who may be growing tired of renting. Let's look at 279 Field Street in the Swillburg Neighborhood...
Rochester's Swillburg Neighborhood
, a triangular shaped area, finds itself nestled between Field Street, South Clinton Avenue, Meigs Street and 490.
Swillburg is home to some long running businesses like the Highland Park Diner
, and Rooney's Restaurant
along with newer places like The Firehouse Saloon
and one of my personal favorites in the city, Shiki Japanese Restaurant

"Swillburg offers a nicely centralized location within the city that has directly contributed to the 35 year success of Rooney's Restaurant," says Joe Squalli, Owner of Rooney's Restaurant since 2005. "Many of our customers, whom are also residents in this neighborhood, have noticed the uptick in young professionals moving into the area and making it home. Since the major investment in landscaping, street lights, and signage to really define the neighborhood, I have noticed a greater sense of community spirit and pride. I am happy to have made an investment here and would encourage others to do so as well."
Swillburg has seen an increase in property values in the past few years while maintaining affordability. The median price of a 3 bedroom / 1 Bathroom home over the past year hovers around $110,000.
"In 1992 I needed a place to live in Rochester and a friend was selling his house in Swillburg," says Bob Zerby, Swillburg Resident since 1992. "I decided to purchase it. Not only was it close to work but it was also easy to get in and out of, with proximity to the expressways surrounding Rochester. Once in the neighborhood, I was surprised to find a great selection of eateries, parks, and I could even walk to downtown. The area is home to a diverse group of empty nesters, young families, and everyone in between. If someone is looking to purchase a home in the city and doesn't want the high costs of Park Ave I would strongly suggest checking out this neighborhood."
